Greater Toronto Area REALTORS® reported 6,391 residential sales through the TorontoMLS system in November, representing a 13.9 per cent increase over the sales result for November 2012. Over the same period, new listings on TorontoMLS were down by 4.4 per cent and month-end active listings were down by 12.1 per cent.

The holiday season is descending upon us and retailers are in full swing. Although I expect transaction volumes to come down over the next few months, pricing will continue to be strong as supply will shrink even more.

With all the happenings with Mayor Rob Ford other local issues/stories have been pushed wayside. The real estate market is still marching forward and we should expect some slower sales within the next 6-8 weeks as people switch their mindset to holiday mode.

I like the fact that at 7am there is daylight again but evening darkness at 5pm is tough.

Believe it or not this has an impact on the real estate market. Quite simply, homes are better to be viewed during daylight hours. Showings tend to slow down and fewer sellers put their homes on the market for sale.

Last week I was involved in 3 separate multiple offer situations. Unfortunately we were not able to secure a winning bid in any.

The Bank of Canada has recently forecasted that the Canadian economy is expected to perform at a slower pace than previously anticipated for the next 3 years. As a result, federal interests have been left alone and are not expected to increase in the near future.

Greater Toronto Area REALTORS® reported 7,411 residential sales through the TorontoMLS system in September 2013, representing a 30 per cent increase compared to 5,687 transactions reported in September 2012. Year-to-date, total residential sales reported through TorontoMLS amounted to 68,907 during the first nine months of 2013 – down by one per cent compared to the same period in 2012.

Last/This week I was involved in 3 offer night presentations.

1. I was representing buyers who had been searching for several months and we had already made about 4 offers on other homes that got outbid (some by a wide margin)

§ All of our offers were within reason of what the sale price range should have been based on other recent sales. No conditions.

§ Last Monday we placed another offer and were successful! We actually found out (after) that our offer was $3000 less then the competing bid, but with no conditions it became more attractive than the higher priced offer that may not actually firmed up.
