I’m sure all of you had planned to come visit me at the Scotiabank in Yorkdale Mall for Realtor Day. Unfortunately we got bumped last minute for a corporate fundraiser event. Please stay tuned and I will communicate the next event in the June time frame.

It has been a busy time in the market and spring is in full effect. The weather as of late has been glorious and the upcoming week is forecasted to be spectacular. Next week I will have the April numbers to share with you but I expect the same overall results, in that transactions are down versus same time period last year but the average sale price is up.

It has been a very busy few weeks as quality inventory is still quite low. The slow start to spring weather has also translated in many sellers holding off on placing their homes for sale. I am currently working with several buyers and it has been tough to locate and secure a suitable home for their needs. A few of them have properties to sell but don’t want to list until they know that have bought a home and have somewhere to go.

Much of the same – The Toronto Market is still seeing significant amount of bidding wars. This week alone (despite a bad stomach flu) I took part in 2 more. Quality inventory is still quite low. Coupled with the slow start to spring, potential sellers have relaxed their time line to placing their home on the market. Within in the nest 2-3 weeks we should see significant amounts of new listings.

In the GTA Market – Sellers’ Market Continues: Below is an account of my recent dealings, and I think it speaks greatly to the state of the Toronto Real Estate Market. This week was especially interesting.

The Toronto real estate story continues in much the same manner: i.e. slower sales yet slightly higher prices. | Greater Toronto Area REALTORS reported 2,823 sales through the TorontoMLS system during the first 14 days of February. This result represented a decline of 8.3 per cent compared to the same period in 2012.

A short communication this week.

Sorry for the long break since the last communication. It has been hectic period and the market is still craving quality homes.

Many homes are still coming to market with “stalled offer dates”. Even homes without offer nights are attracting competing bids and are being snapped up quick!

I hope that everyone had time to perform the 3Rs over the holiday season: Rest, Regroup, and Reflection (on 2012). I also hope that by now, any holiday hangover has subsided.

The days are getting longer and up till this last Wednesday we have had a relatively mild winter. Not too shabby! (Killing my back yard ice rink!)

The Real Estate market although a little calmer over the holidays was still active. Over all we have seen sales transactions decrease but pricing continuing to rise in the freehold market and hold steady in the condo market.
