I would like to take a moment and share a professional accomplishment with all of you. I have recently been awarded the Century 21 Masters Hall of Fame Award (pictured below). I typically keep these types of things to myself but I am proud of this distinction and would like to acknowledge and thank all of you for allowing me into your lives and giving me the opportunities to achieve this success. Truly without you it does not happen.

In the Market
Listing, Where for art thou? Inventory remains scarce and although there are signs of more home inventory coming to market there are significantly more buyers chasing them!
Over the last 2 weeks I have sold 1 mixed use commercial building that had been family owned since 1927 and 1 very charming 1 bedroom condominium.

- This building has been family owned for over 85 years! After operating a successful flower shop for the last 20 years, my client decided to retire and sell both the business and building. Located in the Junction, the building was snapped up by a young couple looking to further develop the site. They plan to make an urban chic apartment for themselves on the top level (possibly going up a 3rd story) while leasing out the commercial space below.
- It did take a little bit of time to market and sell the building (as expected) but now my client can focus on her charity work! Congratulations.

After having this suite painted and staged we went to market and in less than 1 week had 3 separate offers. Ultimately, the perfect client walked through this past weekend’s open house and fell in love with the space. The deal firmed up yesterday.
I often here other realtors criticize the use of open houses but honestly they are needed. Although the chances of a buyer walking in are low it does happen (as in this case). Furthermore, buyers who have been looking will make the property a destination spot to check out rather than book appointments through their realtors.

Interest Rates
Both the Bank of Canada and the US Federal Reserve have decided to leave interest rates alone. Both are concerned that the global economy is still in fragile recovery and don’t want to stall their own economies.
This means that borrowers can look to continued historic low rates to the end of the year and many analysts say till the end of 2017! Even rates begin to creep up it will be a slow climb.

I’m currently working on bringing 3-5 (very different) residential detached properties to market over the next couple of months. Of course I always go through my client database to find good fits between properties and buyers. Stay tuned!
