It has been quite the hectic month in so many ways. My apologies for the delay in the communication. I have been literally running around prepping several homes for sale and it was a challenge to say the least. My days are never standard.

Last Sunday I showed a nice semi-detached home at 595 Concord Ave. The list price was set at 599k. Offers were set for presentation night on Wednesday. I thought that the property value for this home was a maximum of 650k and that was a little bit of a stretch. My client liked the home and wanted to see it again on Tuesday evening. Monday, at 1pm I received a message that a bully offer was coming in and that the offer night was pushed forward to that night (Monday).

In the Market – The weather is taking it’s time to warm up but the housing market is not. This past week many more new listings began hitting the MLS system and buyers are feeling somewhat energized to begin/continue their hunt.

Last week I was showing a home that had not sold after being poised to take multiple offers (I was super surprised). After brining my clients through a second time to see the home we deliberated for about 3 days. When we were ready to proceed with an offer we were informed that there was another competing offer. We lost out to the other buyer who ultimately paid a sale price above list and no conditions. Funny that for 3 weeks the home was available and then ultimately sells for over asking – firm.

The average cost of a detached home in Toronto 416 tops (place your pinky finger to your lips and then say) “$1 million dollars”.
