The Bank of Canada has recently forecasted that the Canadian economy is expected to perform at a slower pace than previously anticipated for the next 3 years. As a result, federal interests have been left alone and are not expected to increase in the near future.

Greater Toronto Area REALTORS® reported 7,411 residential sales through the TorontoMLS system in September 2013, representing a 30 per cent increase compared to 5,687 transactions reported in September 2012. Year-to-date, total residential sales reported through TorontoMLS amounted to 68,907 during the first nine months of 2013 – down by one per cent compared to the same period in 2012.

Last/This week I was involved in 3 offer night presentations.

1. I was representing buyers who had been searching for several months and we had already made about 4 offers on other homes that got outbid (some by a wide margin)

§ All of our offers were within reason of what the sale price range should have been based on other recent sales. No conditions.

§ Last Monday we placed another offer and were successful! We actually found out (after) that our offer was $3000 less then the competing bid, but with no conditions it became more attractive than the higher priced offer that may not actually firmed up.

Greater Toronto Area REALTORS® reported 3,158 transactions through the TorontoMLS system during the first 14 days of September 2013. This result was up by 29 per cent in comparison to September 2012. Sales were up for all major home types on a year-over-year basis. The condominium apartment segment led the way with strong sales growth in the City of Toronto.

Back to School! Got the kiddies off to a brand new school year and settling into a fall rhythm after a busier than usual summer. Another strong sales month for the GTA Real Estate Market. Both strong volume and sales pricing. Read the full Report.

My apologies that it has been several weeks since my last “weekly communication”. This summer has been busier than what I have been used to in the past 4-5 years. Typically I expected a slowdown (transactions not pricing) to the point where the market would seem to be stagnant. Last year we planned a 3 week family vacation around it and although I had full support/coverage in my absence it was largely uneventful.
